At PALM REALTY we offer complete property management services and provide full leasing services. We currently manage approximate! 80 residential properties. We have been managing residential and commercial properties for the past 28 years as verified with the BETTER BUSINESS BUREAU.

We advertise our properties for lease in the local newspapers 7 days a week . We also advertise our rentals in the Real Estate Book with circulation throughtout the Treasure Coast and south Florida.

We carefully screen all prospective tenants after the initial interview. We always run a full credit report and eviction report through The National Tenant Network and Experian. We contact previous landlords for references when available and contact the present employer to verify income and employment when applicable.

We collect all rent payment and send them to you, less any expenses that need to be paid. Each month you will receive an owner's statement of the current month's transactions.

If the tenant is late in paying their rent, we contact them and collect the rent including late fees. We contact them with a late notice, phone calls. three day notice to evict and site visits. If despite all of our efforts the tenant still does not comply with the terms of the lease, we make arrangements for an eviction, up to the point where an attorney may be necessary. Because of our attention to prescreening, evictions are very rare.

If there are any maintenance problems, the tenant calls PALM REALTY, If the problem is an emergency, there is always a property manager on call. We have the problem corrected and the bill is sent to PALM REALTY. If the repair is over $150.00 and not an emergency the Owner is contacted for authorization. Otherwise, we pay the bill and deduct it from the next rent payment with a copy of the bill attached to the rent check.

At the end of the year, we provide you with a 1099 and a profit and loss statement showing income and expenses for the year.

For all of this service we charge half of the first months rent as commission for leasing the property and for the next 11 months we change 10% of the gross rent. We do not charge to supervising any repairs that may be necessary.
